The Canton Planning and Zoning Commission recently closed a pivotal public hearing on a proposed 100-unit apartment project at 115 Albany Turnpike, yet a final decision remains pending. The hearing, held on June 5, spotlighted the community鈥檚 mixed reactions and set the stage for further deliberations.

Overview of the Proposed Project

A.R. Building, a Pennsylvania-based developer, aims to establish two four-story residential buildings comprising a total of 100 market-rate multi-family units. The development, situated on a 4.35-acre parcel behind the CVS building, plans to offer a variety of amenities, including a fitness center and an inground pool, with 144 parking spaces and pedestrian-friendly sidewalks.

Community Concerns and Support

The hearing, which extended nearly four hours, drew considerable engagement from the local populace. Representatives from **Canton Advocates for Responsible Expansion (C.A.R.E.)** voiced partial support, endorsing multi-family residential use but rejecting the proposal鈥檚 scale.

“C.A.R.E. would like to support this application…but we can鈥檛,” the group conveyed. They cited concerns about the project’s four-story height and extensive impervious surfaces, arguing that a lower-scale development would better balance density with open space.

Key Issues Raised

Although the hearing focused primarily on earthwork and grading, broader concerns surfaced regarding traffic, infrastructure, and the town’s capacity to accommodate additional apartment complexes. Some residents questioned the town鈥檚 approach to managing such projects under the form-based code, which prioritizes meeting established standards over subjective limitations on development types.

Developer鈥檚 Response

A.R. Building defended the project鈥檚 alignment with the town鈥檚 architectural character and regulatory framework. They emphasized their adherence to high standards and the inclusion of affordable housing units, which represent 15% of the total units. The project includes 64 one-bedroom and 36 two-bedroom units, with 15 units designated as affordable under state guidelines.
